Really happy with the work from Morgan and his team. No BS with his quote, which we found with other businesses. He identified the source of the problem in the front corner of our house caused by water ingress from an old downpipe. We were amazed by how quickly the issue was resolved and how little intrusion was required. The cracks in our walls and plaster closed up immediately and it’s been long lasting. Steve and Morgan from R&R did a corner lift this week on our 1930's house, built with double brick walls on sand stone block footings on a sloping clay site.Using acrow props while doing the foam injection they successfully lifted and closed the cracks on the sunken corner of the house enough so that when it is re-pointed the brick work there will look the same as all the rest of the house.Both nice guys, they worked quietly and efficiently, but did not rush the job, and I'm happy to refer R&R, and Steve and Morgan to anyone who might need foundation work on their home, as we did. It was certainly quicker and cheaper than traditional underpinning.

The most commonly found symptoms of subsidence are:

1. Sinking Concrete

Slabs which sink or subside can indicate ground movement beneath your house or slab structure. Depending on the cause and extent of the problem, it could affect just a few areas of your home, driveway or the entire abode.

2. Wall Cracking

Wall cracks are often the symptom of a subsiding structure. Even slight settlement in the foundations can cause cracks to appear in the walls.

3. Uneven Structures

Sticking windows and doors? Subsidence could be the cause, warping frames and throwing doors and windows out of square.

1. Subsidence due to Vegetation

Trees and vegetation absorb moisture from the ground and dry up the soil, leading to subsidence and concrete sinking.

2. Water Accumulation

Drainage system faults, when untreated, can lead to  soft spots in the ground and can undermine the foundations.

3. Soil Erosion

Soil erosion will lead to a void beneath the structure, which weakens the house’s entire footing structure.

4. Heavy Vehicular Movement

Frequent heavy traffic loads can vibrate slabs or driveways slowly over time. With very slight movements occurring at the slab each time it is driven on, slabs will deteriorate if not supported properly.

R+R utilise a range of modern techniques to mitigate or rectify the cause and symptoms of subsidence. Some are preventative in nature and others are remedially based.

1. Resin Injection

We undertake a modern underpinning technique used on structures whereby we inject structural polyurethane resins to fill voids and compact the weak layers of ground. The polyurethane resin injection first binds the soil with the foundation and then penetrates the soft fill materials and compacts it to the extent that the structure above begins to achieve uplift, thus resulting in relvelling of concrete foundation levelling. The sunken floors are re-levelled by injecting structural polyurethane resins through tiny holes. The process will not interfere with your routine or comfort at all.

2. Water Stopping

The presence and flow of water in proximity to footing structures presents a serious risk to the health of the building or slab. Water not only undermines the surrounding strata of a foundation, but it often does so completely undetected for long periods. R+R has extensive experience with polyol, acrylic and cement-based water stopping agents.


3. Void Filling

Voids in the ground can produce serious damage to a building by removing or reducing the strength of the supporting strata of structural components. R+R have access to a range of bespoke chemical and cementitious materials which we prescribe for project-specific requirements.

4. Structural Repairs

Our solutions are not only for under the ground – we also can improve the health of a structure by using crack stitching bars, masonry tie rods, high strength grouts and joint sealers.

1. Cracks

Concrete driveway relevelled, wall cracks closed, concrete floors are re-levelled, and around windows & doors gaps are minimised.

2. Sunken Concrete

Slab lifting (or slab jacking) ensures that the unlevel concrete is raised to its original level. The strengthened ground offers added stability to the structure. Relevelling means hassle-free closing and opening of doors and windows.

3. Leak Control

With strategic placement of specialist materials, water flows can be stopped or diverted back to the correct course, and a healthy ground hydrology restored.
